The Estate

The Estate is Forza Horizon 6's building plot, a mountain valley in the north of the map that you unlock by buying the 10,000 CR Yashiki House after your first Discover Japan Stamp. You build on it with EventLab's tools, alone, and share it for others to visit.

The Estate is Forza Horizon 6's own building space, a large mountain valley that Playground calls a "vast building space" ringed by mountains and cliffs, where anything you place stays for good. You unlock it after your first Discover Japan Stamp. Mei then asks you to visit the Yashiki House, her grandparents' abandoned home, and buying it (10,000 CR by KeenGamer's guide) opens The Estate. You build with the upgraded EventLab tools, solo only. Other players can download and visit your Estate, and you earn Credits from their visits. Several reviewers found the building tools clumsy.

How do you unlock The Estate in Forza Horizon 6?

Earn the first Discover Japan Stamp, the Yellow one. Progress toward it comes from smashing mascots, finishing Horizon Stories and other exploring. Mei then sends a message inviting you to the Yashiki House; drive there, watch a short scene, and buy the house to unlock The Estate. Buying it earns "Blank Slate", and the house's perk, Estate Builder, is the right to build there. The Stamps are on Collection Journal and Discover Japan, and the other houses on Player Houses.

Where is The Estate?

IGN places the Estate's valley "to the north of the map," reached by a narrow corrugated road. The Yashiki House is in the Hokubu region by KeenGamer's list. In the story the land is Mei's family's, and Playground based it on the Japanese akiya, the abandoned rural homes of Japan's countryside. Design Director Torben Ellert: "Being responsible for an Akiya is really rooted in community."

What can you build?

The Estate runs on the upgraded EventLab toolset, and Playground suggests urban spaces, forests or a festival of your own. Insider Gaming lists foliage, track pieces and decorations among what you can place. EventLab's new tools, such as Prop Stamp, Undo and Redo, Precision Mode and an Orbit Camera, are on EventLab and Horizon CoLab. Each series has added prop packs that work in EventLab, garages and The Estate: 52 props in Series 3, 47 mascot props in Series 4 and the 7-Eleven pack in Series 6.

Building costs Credits, refunded when you delete an item, as Playground explained before launch. Some of the starting prefab buildings cannot be removed; the rest of the valley is open. Insider Gaming says The Estate "does not feature a basic upgrade process": you simply build.

Sharing, prefabs and visits

Other players can download and visit your Estate, and your friends see what you have built. You can copy community designs with the community prefab function, and you earn Credits from the number of visits your design gets. Visiting someone else's Estate earns "What Are You Doing In My Estate?". Estates and Prefabs are cross-platform across Xbox, PC and, from Jan 26, 2027, PS5. Building is solo only; to build with others in real time, use Horizon CoLab in EventLab.

Fixes since launch

Series 3 on Jul 13, 2026 closed a way of farming Skill Points at Estates. Series 7 on Nov 2, 2026 fixed Convoy members being invisible at a Custom Estate. Other fixes are on Known Issues and Fixes.

What did reviewers say about building?

Building drew some of the few complaints in otherwise high reviews. Dexerto, which scored the game 100, called them "wonky building systems" that "can be completely ignored," and its reviewer gave up on decorating the garage after about an hour fighting the tools and camera. The common thread in the Reviews is that building and customization systems lag behind the driving. None of it is required: the Estate gives Credits from visits, but the campaign never makes you build. The clip is Skill Up's review of May 19, 2026, which found the tools unintuitive and the Estate cut off by a long load.
